What Causes It Around Here
Sun City West sits in a severe-heat climate band, and that heat does specific damage to track alignment over the years. Track brackets are lag-bolted into wood framing, and wood framing moves with heat - it swells and contracts through the summer-to-winter cycle, season after season, and that slow movement is enough to walk lag bolts loose and shift a bracket a fraction of an inch out of true. A fraction of an inch at the bracket becomes a door that binds or jumps the track at the bottom.
Heat also softens the grease in old roller bearings, which lets them wear unevenly, and an unevenly worn roller is more likely to ride up over the track lip than one that's still round. On a house built around 1990, we're usually looking at hardware that's had thirty-plus summers to do this kind of damage without ever being adjusted.
The other common cause is a door that's been struck - a car bumper, a bike, a stray golf cart - and had one panel knocked crooked. That kind of hit doesn't always show on the outside, but it throws the whole door out of alignment with the track and it won't self-correct.
The DIY Question
You can put a door back on its track yourself if the cables and springs are intact and the door isn't under tension in a bad spot - release the opener, lift the door manually, and see if it seats back into the channel by hand. If it does, and it stays, you may have caught it early.
What you should not do is force it. If the door is off-track because a cable has slipped or a spring is loose, the door is storing energy you can't see, and prying at the track with a pry bar or hammer is how people get hurt. If a bracket has pulled out of the wood framing, that's also not a tighten-the-screw fix - the wood around the old hole is usually stripped, and it needs a repair that anchors into solid material, not just a longer screw in the same hole.
One honest limitation: we don't stock every bracket and roller style from a 1990-era build on the truck, so if your hardware is the older heavier-gauge track that some of these houses still have, there may be a short wait on the exact part rather than a same-visit swap.
